陸二線城 辦公樓空置率恐攀升

國際房地產仲介公司高力國際昨（7）日發布報告指出，大陸經濟成長趨緩，導致許多二線城市之辦公大樓市場供需失衡，未來三年空置率將繼續攀升。不過，上海等一線城市得益於服務業暢旺，辦公大樓市場仍然不墜。

路透報導，辦公大樓市場與當地產業發展，以及招商引資政策關係密切。高力國際認為，來自金融、專業服務行業的企業客戶與零售及貿易公司，成為上海辦公大樓市場需求的主要動能，尤其是銀行、基金及投資公司，在擴租以及新設辦公室等需求較強，助長了當地辦公大樓市場的抗壓性。6月底上海浦東核心區空置率下滑至1.2%，創下六年以來最低位，浦西核心區空置率則微升至11.4%。然而，華東地區，蘇州、杭州、南京、武漢與廈門等二線城市，受今年上半年大陸經濟成長趨緩影響。
