長虹李文造：房價今年漲3~5%

【劉曉霞／台北報導】營建股王長虹建設董事長李文造今天和媒體餐敘時表示，今年推案重點以林口、三重和北投為主，李文造看好林口後市，他認為，林口現在在起漲點，淡水去年漲幅已高。他認為，今年房價會漲3~5%，如果房價不漲，就會轉跌。

李文造指出，建商口袋深，利率低，房市要泡沫不可能。對於未來獵地規劃，台北市地價已到頂點，「不冒風險不能買，買了就冒風險，台北市已無地可買」，重心暫時會放在都更案。

長虹財務長陳茂慶說，今年推案包括林口的「世紀長虹」，預計3月底取得使照，另外還有「長虹天薈」等案，另外，北投奇岩案「長虹天蔚」也將在年中推出，總計推案量將達200億元。
