現在的新大樓都跑明管???

想請教各位達人
是否現在的新大樓都是走明管?
像是瓦斯，水管，還有不知名的管路?
最近看到的一間大樓是在工作陽台走明管
除了覺得不太美觀，而且有些疑慮
像是下面幾張圖
有的管路是走在工作陽台的天花板
請問這是不是上一樓的住戶的管路?
如果他家水路不通，
是否屆時就要跑到下一樓住戶家的工作陽台檢查修理管路?

這樣好像不太恰當，畢竟大家都不會願意讓別人家三不五時管路有問題
就讓一堆人到自家來檢查或修理吧?
不過，這只是個人純粹臆測啦，我也不懂，所以想請教大家

代銷小姐帶看時，說現在的新大樓都是這樣走明管

可是我看佳福皇璽快要蓋好的實屋，也看不到有這些明管啊
之前也看到水蓮系列六，也沒看到這麼多明管在跑

想請問各位達人，這些明管除了美觀外，有沒有甚麼後續的後遺症問題?
