【地產中心╱綜合報導】大規模造鎮開發案，可以活化地區機能與當地房市，目標群鎮定首購族，基隆、桃園楊梅及新北市淡水等地，均有推出造鎮建案。

淡海新市鎮有「宏盛新世界2」、「海洋都心2」、等大案，基隆市具備土地和低房價優勢，今年已有興富發、遠雄等知名建商搶進，多規劃首購型造鎮案。桃園縣楊梅市過去屬較封閉的市場，但五股楊梅高架道路階段通車後，強化台北買方的購屋意願，知名造鎮案包括「X計劃-明日城」、「微笑山丘」等。新竹縣竹北市和新竹市的推案量最大，部分以別墅造鎮方式推案，以鄰交流道、景觀優勢，奠定買方基本盤。
