已買下出租中的房子，如何協調讓房客搬出?

已買下出租中的房子並完成過戶，因前屋主已將出租簽約至103年6月，雖知購買後要承接租約，但因房子是要買來自住，現住房子房東要賣出簽約至102年12月要搬出，如果兩邊按約定走會造成我102年12月搬走後要先找房子租半年，等房客103年6月租約滿搬走後我再入住，造成要搬兩次~>"
1.房子過戶後需與房客重新簽約嗎?
2.因為之前的租約沒有寫關於房東與房客違約的說明，除了協調房客賠償金額搬走外，還有其他方法嗎?

補充:出租中這件事當初已知道，簽約書上也說明要前屋主和房客協調完騰空才成交，但前屋主又因覺得賣的便宜要毀約(已簽約並收取訂金60萬)，我父親認為賣的便宜一定要買下來(除非對方毀約不賣要多賠60萬)，後續房客的事情要自己喬，才會造成現今的狀況，所以才PO文請教經驗。
