澳洲房價飆　央行坐視不理

眼看高風險借貸日益浮濫，帶動房價飆漲，澳洲銀行監管機關發表聲明要銀行審核抵押貸款時，保持應有放款標準。
 
澳洲金融管理局（APRA）主席雷克（John Laker）表示：「我們見到愈來愈多高風險放款增加跡象，不樂見此趨勢繼續下去，在銀行競爭壓力升高之際有必要保持審慎放款標準。」
 
澳洲基準利率去年8月來皆維持在2.5%歷史低谷，刺激房價走高。據RP Data-Rismark房價指數，4月澳洲住房與公寓價格較去年同月大漲11.5%，以雪梨上漲16.7%，漲勢最為兇猛；4月8大城市房價中值達創紀錄的63.79萬澳元（約1754萬元台幣）。

但澳洲央行表示有必要讓房市升溫以利住房營建成長，因此至今未祭出抑制房價措施，迥異於紐、英2國作法。紐西蘭已對低存款抵押貸款放款設限，英國央行總裁卡尼（Mark Carney）本月也示警，英國房價高漲是最大經濟風險，可能迫使央行祭出應對措施。（于倩若／綜合外電報導）
