平價鐵道宅　通車前房價預漲逾6成

【張菱育／台北報導】台鐵近年開始增加交通路線，據全國不動產企研室觀察，像2007年通車的汐科車站，因鄰近南港軟體園區和內湖科學園區，帶動該區房價，其中新成屋成交均價從每坪26萬元漲至45萬元，漲幅逾7成，未來5年內「樹調車站」、「樟樹灣車站」、「鳳鳴車站」、「國際路車站」和「永豐路車站」將陸續完工，周邊房價已開始上漲，近3年各區漲幅60%~200%不等。

最快於2014年年底通車的樹林「樹調車站」，北接樹林車站，南臨山佳車站，全國不動產板橋篤行加盟店店長林文才指出，此區生活機能稍嫌不足，但受惠於新莊房價直逼4字頭，此區周邊房價已預漲逾6成，目前還有1字頭物件，新成屋每坪19~22萬元，中古大樓每坪18~21萬元。
