【胡守得／台北報導】辭去法務部長的曾勇夫，今天上午9時20分回法務部打包行李，一夜之隔，曾勇夫神清氣爽、臉露微笑接受訪問說，「經過昨天一夜，醜陋的事都已忘了，未來是美麗快樂的老百姓生活，天天都是星期天。」
 
曾勇夫承認立法院長王金平有打電話給他，內容確實有提到柯建銘上訴案，但「話到我耳朵為止，我沒有再轉出去，怎會是關說？」
 
對於辭職是否受到府院壓力，曾勇夫說，「我都忘掉了，未來要向前看」，隨後進入部長室打包物品。

文超長廢話很多 Q_Q A B 工作 安親班教師(現職帶14人) 私校課輔班(20人以上) 地點 新北市(住親戚家) 住宿舍 車程 搭公車15分 走路5分 起薪 30K-32K 起薪36k 上班情形 下午2:00上班 責任制 11:00-20:00 內容 兩者都差不多 反正就安親班事務 不贅述 (都不用招生) 規模 10-12人(含阿姨司機外師) 很多人(私立大學) 福利 年終一個月 體檢 婚.喪.生育補助 6%勞退 3節獎金 兩家都有 週休2日 考前一個週六加強半天 週休2日 有寒暑假 掙扎點 : 現在的工作因為帶高年級 下午2點上班這點真的優爆了 小孩4點放學 每天工時不到4小時 班務結束 家長還沒來的小孩可丟給櫃檯 我教較久經驗較足 不太需加班 7點-7點半就可下班 反正責任制 考前一週也只到8點 老闆人很好 給予絕對自由空間 只要班級掌控好 幾乎不巡班 不干涉管理與教學 對員工也很大方 開會都喝星巴克 聚餐都在西堤 而且很明理 不會只站在小孩或家長角度 會為老師想 同事間氣氛良好很和樂 我一度覺得我抽中事業上上籤XD but 第二個工作是以前學生家長介紹的 私立大學新設的國小課輔班 薪資福利都很棒 唯二的缺點是 在偏遠地區 要住校 如果通勤要租屋 而且車程需40分以上 這也是當年離職原因 說實話我蠻痛恨那個城市的 囧 還有因為男友是餐飲業只能休平日 現在見面時間都不多了 跑去那邊住就註定分手了 哈哈 家人希望我把學校工作當養老職業 比較穩定(福利制度都類公教人員) 可是我現在做得很快樂 每天睡到自然醒 很快又下班 小孩一手拉拔上來 功課都蠻穩定不需操心 一比照薪資又動搖了... 講了這麼多 大家可以知道我是真的很苦惱 話說回來 我也完全不敢提離職 看來最後好像也只能婉拒學校了 除非大家一面倒都覺得我應該選擇B 那我會慎重認真的考慮... -- ※ 發信站: 批踢踢實業坊(ptt.cc) ◆ From: 111.240.35.230 ※ 編輯: bhh 來自: 111.240.35.230 (09/07 18:18)

【李銘宏／台北報導】1部新車價值新台幣1700多萬的藍寶堅尼LP570-4 Spyder Performante ET 因左後輪故障，凌晨0時許拋錨在台北市敦化南路快車道上，由於現場旁邊就是敦化誠品，一度吸引不少民眾圍觀，事後車主請來拖車，費了好一番工夫才將車輛架上拖吊車。
 
警方表示，他們接獲報案有1部超跑疑似車禍停放在敦化南路往南方向的快車道上，警方到達時卻僅看見1部紅色藍寶堅尼停在路中。車主低調表示車子故障，已經請拖車來處理，由於現場未發現其它事故車輛，因此警方並未介入處理，該部跑車疑似在他處發生事故，左後輪部分出現故障，但車主卻繼續行駛，直開到事發地點無法行駛時，車主才停車，並在路中等待救援。

【賴宇萍╱綜合外電報導】過去1年來，日圓已走貶逾20%，但日本財務大臣麻生太郎強調，與2008年雷曼風暴之前的匯價相比，當前日圓並不疲軟。

麻生太郎表示，在雷曼兄弟破產之前，1美元兌日圓為108，而本周日圓匯價持續在100附近震盪。

南山斥資48億元，買下台中市區勤美誠品綠園道大樓，創不動產禁令解除後第1宗不動產投資案。資料照片

【林巧雁、陳瑩欣╱台北報導】南山人壽昨宣布以48億元買下台中勤美誠品，是金管會不動產投資禁令開放後首例，也呼應金管會副主委王儷玲呼籲壽險資金多往中南部投資。南山人壽買下後繼續承租給誠品，有穩健收益租金、風險低，租金報酬率也符合主管機關規定。

南山人壽財務長許妙靜昨不願透露投資報酬率，但強調「一定符合金管會規定的2.875%」，對未來投資也不設限，此次是剛好得知勤美想出售，雙方議約而成。南山此次買下勤美誠品整棟從地下4樓至地上14樓，雙方並續訂15年租約，內部認為投資金額算是合理，未來若有合適標的，也會繼續投資。

房仲：報酬比北部好

針對南山人壽台中購地，保險局主秘施瓊華昨表示，若投資案件與實際公告投資報酬率2.875%一致，應符合目前規範標準，一般案件未必要逐案審核，投資流程應可更加順利。
日前新光人壽、全球人壽、宏泰人壽等多家業者遭點名投資標的太集中，市場預期業者可能移向中南部獵地，施瓊華指出，當初只是希望業者自律，「只要缺失改善，仍可照規定投資」。
永慶房屋資產管理協理黃增福說，未來壽險業往中南部投資將成趨勢，鎖定大型商辦以售後租回模式，且中南部不動產報酬一定比北部高，台北可能找不到符合主管機關規定的投報率。他認為，此次南山投資，「從土地來看稍高，但若從建坪來看還好」。
住商不動產企劃研究室主任徐佳馨分析，壽險業者在金管會政策鬆綁後，無不摩拳擦掌錢進不動產，惟受限於雙北市優質物件不多，價格也過高，進軍中南部必然的發展。
三商美邦人壽財務長楊棋材說，理論上中南部報酬比較好，都有在評估，但要看機緣，以前中南部投報率有4~5%，現在看不到這麼好的收益了。
徐佳馨指出，從南山案來看，不只投報率穩健，南山又簽了長達15年的營業租賃契約，對營收相對有保障，且對賣方來說，不需要再負擔房屋持有稅費及維護成本，在市場價格高點的現在，確實是個皆大歡喜的結局。

售後回租將成趨勢

她也指出，賣方售後回租也非先例，早在2007年4月，ING安泰人壽就購買了桃園敏盛醫院，2009年7月中鋼買下大潤發，當年也是售後回租。
徐佳馨說，對於買方而言，售後回租有助穩定收益，接受度更高，而賣方可獲利了結，省下維護費用，不須另起爐灶，未來續租意願更高。
另外，南山昨董事會決議將金融資產自「備供出售」改分類至「持有至到期日投資」、「無活絡市場之債券投資」，避免QE退場後，造成債券投資虧損。
